Culpepper Landing - a Classic American Small Town

Intracoastal Developers, LLC are unveiling a new community concept very unique to Southeastern Virginia.  Culpepper Landing is a Traditional Neighborhood Development (TND), following the principles for compact, mixed-use, pedestrian friendly design.  Culpepper Landing, situated on the Great Dismal Swamp Canal in the City of Chesapeake, is a classic American Small Town, which provides a "sense of place" through its mixed use zoning.  As a town, Culpepper Landing combines homes, shops, workspaces and a public realm - of parks, open spaces and community buildings.  Culpepper Landing will incorporate retail space for shops that will meet the needs of the region and its residents.  Similarly, Culpepper Landing's commercial space will provide employment for the residents of the region and of the town and is intended to recreate the feel of the original Deep Creek Village.  Culpepper Landing not only promises a "sense of place", it is a place.

Culpepper Landing is an ecological enclave in the vicinity of the historic Deep Creek Village, with the peaceful Intracoastal Waterway as the Eastern border and the Great Dismal Swamp National Wildlife Preserve as the Southern border.  Hence, we have a huge commitment to preservation, leaving 150 acres undisturbed, except for hiking/ biking trails and elevated campsites with a tie in to the Great Dismal Swamp National Wildlife Preserve. Culpepper Landing will feature a large assortment of open spaces, in the form of Village Squares and Pocket Parks.    We will build a bridge for residents to cross the waterway and access the 225 acre Deep Creek Park, to be built by the City of Chesapeake.  For an adventure, you could cross with your bike and cruise south along the Dismal Swamp Canal Trail, which leads you into North Carolina.

Culpepper Landing will have a strong link to Craftsman, Neo-Colonial, and Victorian architecture.  Front porches mandatory, tree lined sidewalks and rear alley load garages.  We will offer single family detached homes and cottages with detached garages and courtyards, as well as fully custom homes.  We are fortunate to have established a Builder's Guild that includes some very distinguished names; Sam Cohen - Joey Corp, Chip Iuliano - Area Builder's of Tidewater, Herb Watson - The Walters Company, Mike Brunick & John Reddecliff - Definitive Homes.  All are Homearama award winners.  We also have the Residential Developing arm of Robinson Development (large commercial/mixed use developer) Vintage Homes.

Culpepper Landing will feature a marina, where residents can launch canoes or kayaks.  Intracoastal Waterway travelers can stop and enjoy a night in the Drummond Lodge and stroll around the Village Commons.  The yellow structures you see on the Master Plan are the Village Commons (retail area left and south of the marina), the Drummond Lodge Bed and Breakfast (south of the marina), and the Residents Club w/pool (upper middle).  You can see the home sites scattered throughout, faint gray lines off the roads which are the white lines dotted with trees.  The dark green patches interspersed are Village Parks and Common Areas.  The large green patch at lower left corner is the 150 acre preserved green space interlaced with hiking and biking trails and elevated campsites.  Imagine, going on a camping trip, you hike (walk through the neighborhood) to the campsite and are able to run home to grab the chocolate bar you forgot to pack for the s'mores!
